Paving vs. Resurfacing Asphalt

Worker Paving Asphalt

Asphalt is an affordable and durable paving option for many homeowners and business owners when it comes to installing driveways and parking lots.  In northeastern climates, such as the Pittsburgh area, asphalt is preferred due to its ability to withstand colder temperatures.  But as with any surface, over time, you will begin to notice the effects of the elements and everyday use.  Eventually, your asphalt will wear down due to UV rays, harsh weather, salt, oil and gas.

Sealcoating is a great maintenance tool to extend the life of your asphalt, but when cracks become unsafe and unsightly, it is time to either resurface or repave.  Let’s explore the difference between the two.

Asphalt Paving

Consulting a paving company in Pittsburgh, such as RoadStar Paving, to evaluate your current asphalt surface is a good first step. If more than half of your asphalt is cracked or severely damaged, then the best solution would be to repave the surface. If the majority of the surface is damaged, more than likely the problem lies underneath the asphalt, which cannot be corrected with resurfacing.

While replacing your asphalt driveway or parking lot may be more expensive than resurfacing in the short-term, if you have to continue making repairs, you will eventually exceed the cost of a new asphalt installation. Another thing to note is the life expectancy of asphalt. Typically, properly installed asphalt can last around 20 years. If you are looking to do extensive repairs to pavement that is almost 20 years old, then repaving the surface would be a better and more cost-effective solution in the long-run.

The cost of asphalt paving will ultimately depend on the total square footage, but you can expect to pay anywhere from one-third more to double the cost of resurfacing.  The difference in price is due to the time, materials and labor that are required to remove the old asphalt and install new asphalt. Best left to the professionals, look for an asphalt repaving company near you to handle the installation. A reputable paving company, like RoadStar Paving in Pittsburgh, has the skills, tools and purchasing power needed to get the job done cost effectively.

 Asphalt Resurfacing

With asphalt resurfacing, you are essentially putting asphalt pavement on top of the older asphalt surface. Resurfacing will only work if less than 25% of the surface is cracked or needs repaired and the foundation is structurally sound.  The cracks should be shallow and smaller than a quarter-inch wide. During the resurfacing process, the top layer is removed and the cracks are filled to create an even base. Then, a fresh layer of asphalt pavement, typically 1 ½ to 3 inches thick, is applied and a heavy roller smooths and flattens the new layer.

The cost of resurfacing ranges from $1 to $2 per square foot, depending on factors such as time of year and the current condition of your pavement.  To ensure the resurfacing job is done properly, hire a professional paving company in Pittsburgh; otherwise, you may find yourself repaving the entire area sooner than you thought.
